Let me tell you a little about myself and my company. We specialise in residential property owned by the leaseholders or where there is a Management Company set up. At present we look after around eighty properties and provide a very personal management service.

Having had experience from a very young age in residential block management I have gained much expertise and knowledge of all areas of the business.  I have studied at length current legislation of which I am fully aware and observant of any proposed changes. 

We hold professional indemnity insurance cover and are a corporate member of the Association of Residential Managing Agents (ARMA) thus fully adhering to their Code of Practise plus I am a founder member of the new IRPM.  Additionally we are regulated by the FSA for providing insurance services to our clients, which includes arranging insurance policies if needed and  dealing with any claims.

In 2010 we were honoured as runner up and highly commended as ‘best managing agent of an enfranchised or right to manage building’ by News on the Block at their Enfranchisement and Right to Manage awards.  

When taking on a new assignment we will work with all the existing arrangements, providing general maintenance as and when it is required together with administration and payment of suppliers thus taking this often time-consuming burden away from the individual residents.

We can recommend alternative service providers when necessary and can also assist with any arbitration matters. We have close liaison with surveyors and contractors who can deal with major as well as smaller projects when required. When major projects are required for external/internal repairs we typically suggest the appointment of a  surveyor  to draw up a specification for works and obtain tenders and provide supervision.

I attend meetings with leaseholders usually on an annual basis at the AGM to discuss budgeting, as well as upkeep and any general matters of concern. We typically keep an appointed representative or the board updated with the day to day running.             

With regard to billing, we are fully computerised with custom property management software. We send out all the Applications for Payment as per the leases  and collect the funds and bank into a separate account for the property, usually with resident directors as co-signatories. If provided for in the individual leases, we propose an annual budget for the owners' prior approval to which the interim would be based.

At the financial year-end we prepare all the necessary documents and a summary ready for audit by the property's independent accountant.

As part of our service we also handle all correspondence and enquiries from prospective purchasers or their solicitors.
